There are many places to invest your hard-earned money—stocks, bonds, mutual funds, commodities, currencies, etc. Each has its advantages and disadvantages, but most experts agree that when it comes to building long-term wealth, creating passive income, and obtaining financial freedom for you and your family, investing in real estate is one of the fastest and most effective ways of accomplishing those goals.

While investing in real estate can be very lucrative, as with any investment strategy there are risks, and it’s not for everybody.  On this website, we’ll teach you the basics of investing, including:

We’ll also explain how RVA Property Solutions is different than most other  investing companies, and why we think we are the best option for people who want to generate income through real estate investing. Five Great Reasons to Invest in Real Estate

There are many reasons to invest in real estate, and each investor will have their own motivations. Below are some of the most common reasons (and in our humble opinion, some of the best reasons) why learning about real estate investing might be a good option for you.

  1. Financial freedom: Many people dream about having the freedom to decide whether or not they want to work for someone else. Living in a state of financial freedom means that your cash flow situation is such that if you decided to stop working, you could continue to live the lifestyle that you want.
  2. Control: Compared to other investment vehicles (stocks, mutual funds, etc), people who invest in real estate have a much higher level of control over the outcome. While every form of investing has risks, with real estate investing it is much easier to control and mitigate those risks.
  3. Additional income: While some people get into real estate investing with the goal of achieving complete financial freedom, others simply want to make a little extra money in addition to the salary they get from a full-time job. It doesn’t require a lot of extra time and work to start making money from real estate investments.
  4. No Barrier to Entry: Have you ever heard the expression “You have to spend money to make money?” That’s probably true in everything except real estate investing, where you can literally get started even if you have no money at all.
  5. It’s Fun: Last but not least, real estate investing is not only lucrative, it can also be a lot of fun. Many people enjoy the challenges involved, and find satisfaction in selling or renting out homes that they have purchased and remodeled.

How to Get Started

Hopefully, we’ve convinced you to at least learn more about real estate investing. Now you’re probably wondering how to go about doing that.

One of the best ways to get started in real estate investing is by helping an experienced real estate investor find properties to purchase, and getting paid a commission for doing so. In the business of real estate investing, this is called acting as a bird dog.
As a real estate bird dog, you’ll get the benefit of seeing how the process works without having to risk any of your own money. Bird dogs typically make anywhere from $500-$5,000 every time an investor purchases a property they find, depending on how involved the bird dog is in the closing process. It can be such a good source of income that some people never move beyond this level. Others will take the money earned acting as a bird dog and put it towards the purchase of their first investment property.
RVA Property Solutions regularly teaches free workshops about how to become a real estate bird dog. For available dates and locations, click here.

Investor Training Programs

RVA Property Solutions is committed to a responsible, respectful approach to real estate investing. Sometimes the real estate investing industry gets a bad rap due to scammers who peddle get-rich-quick schemes that not only don’t work, but also hurt people and their families. A quick on-line search will turn up many so-called experts who will charge you an arm and a leg for “training programs” that consist of nothing more than information you can get for free at your local library—or better yet, find using your favorite internet search engine.

Real Estate Investing FAQs

Many people considering getting into real estate investing have the same questions about what all is involved and how they can get started.  Below we’ve listed some real estate investing FAQs along with our answers to help you out.

Why should I invest in real estate?

As long as it is done responsibly, investing in real estate is a safe way to create financial freedom and build long-term wealth for yourself and your family. Unlike other forms of investing, you don’t need any money to get started and you have much more control over the outcome. Also, good real estate investments can provide positive cash flow much faster than other forms of investment, and that cash flow is less susceptible to the ups and downs of the economy.

I have a full-time job. Can I still get started in real estate investing?

Absolutely! There are many ways to get started in real estate investing while holding down a full-time job. In fact, many real estate investors have no intention of ever leaving their jobs, and just do it for fun or to create an additional stream of revenue. While it is certainly possible to make a career out of real estate investing, that option isn’t for everyone. If you only want to spend a few hours a month on real estate investing, you can still make money doing that.

Do I need to pay some guru in order to be successful?

The short answer is no, you don’t. You can learn everything you need to know to be successful in real estate investing using free online resources. In fact, we share those resources with you on page 8 of this guide. However, as with many other things in life, having a trusted mentor to help you learn the ropes can save you a lot of time, and prevent you from making some very expensive mistakes. Our affordable (or, in some cases, free) training programs are designed to help you achieve your real estate investing goals faster and at a lower cost than what you could accomplish on your own.

Does investing in real estate take a lot of money?

No, in fact you can actually get started in real estate investing even if you have no money. One of the best ways to do this is to begin by helping an experienced investor find properties to purchase, and getting a commission for doing so. We teach you how to do just that in our bird dog training classes.

Is real estate investing a way to get rich quick?

With a few rare exceptions, no. As with anything else in life, achieving great success in real estate investing requires time and energy. For those with the patience to learn, it can certainly be very financially lucrative in the long term. However, there are ways to start generating modest amounts of income very quickly through real estate investments.

Investing Questions You Should Ask

In addition to the frequently asked questions already listed, there are some questions that people should ask before they get into real estate investing but don’t, simply because they don’t know enough about the industry to even think to ask those questions. We list some of those investing questions below.

What’s a real estate bird dog?

In addition to the frequently asked questions already listed, there are some questions that people should ask before they get into real estate investing but don’t, simply because they don’t know enough about the industry to even think to ask those questions. We list some of those investing questions below.

What’s a real estate bird dog?

A bird dog is someone who helps find investment properties for a real estate investor. If the investor ends up purchasing the property, the bird dog gets a commission, typically around $500. In some cases, the bird dog may actually just purchase the contract to buy the property, and then sell that contract to a real estate investor for up to $5,000. Being a real estate bird dog is a great, low-risk way to get into real estate investing and learn the industry while making a little money.

What type of real estate should I invest in?

Many people don’t realize how many options there are when it comes to investing in real estate. Thanks to reality TV shows, when many people hear the term real estate investing they think it means flipping houses. The reality is this is just one way to make money in real estate. Other niches include investing in land, small apartments, mobile homes, or even buying and selling notes. The answer to the question of what type of real estate you should invest in depends on what skills you bring to the table and how much time and money you have. If you are just starting out and have little or no money, investing in single-family homes is one of the easiest ways to begin, and that’s what our training programs focus on.

What should I look for in a good training or mentoring program for real estate investors?

There are many real estate gurus offering training or mentoring programs for new investors, but not all are created equal. Before you pay a dime for a training program, ask yourself these questions:

  1. 1. Does this program provide more value than simply providing information I can get for free with a little bit of searching (as our programs do)?
  2. Is the program focused on the type of real estate investing that I want to learn (flipping single-family properties in the case of our programs)?
  3. Does the instructor teaching the course have good knowledge about the local market where I will be investing? (Rich Lennon is from the Richmond area and knows the market very well.)
  4. Does the program involve personal, hands-on training in a classroom environment, vs just giving you recorded lessons and access to an on-line forum? (Our programs do.)
  5. Will the course teach me responsible, respectful real estate investing vs teaching me how to take advantage of people who don’t know any better? (Our programs will.)

If the answer to all of these questions is yes, it’s probably a good program to take a closer look at.

Where can I go to learn more about real estate investing?

There is a wealth of information about investing available from books, blogs, podcasts, and other sources. Check out the additional resources section of this guide for a list to get you started.
